I HAD BUILT A HOME IN October 2000 and
financed it with gmac and made all my payments. Until one day I started
receiving my months checks back stating it was the incorrect amount. But
it was the same amount that I had been sending for over 9 months and I
called gmac to discuss the problem. They first told me it was because I
owed city taxes.
Well I don't live in the city so we got that cleard up. Then they tell
me it's because they had made a mistake on my escrow. But nothing had
changed. Neither my property taxes or my insurance and I owed all the
way back until day one which was several thousands of dollars and I ask
them who made the mistake and they said they did. But I was the one who
was going to have to pay for it.
So I told them that I was going to the local bank to move my loan and
they told me by the time we get off the phone that they was going to put
it on my credit report and I wouldn't be able to move it. So the next
morning I went to the bank and sure enough it was on my credit report
and the bank couldn't do anything.
So I hired and attorney and paid them several thousands of dollars. But
they started foreclosure in feb 2002 and until this day 04-17-05 they
have not answered my question why my house note went up 284.00 a month.
I have never received any answers on anything, just a lot of grief and
unhappy living .

Ditech accidently withdrew more money
from our account, $4000 instead of $1000 dollars, overdrew $3000. This
all took place electronically. We called ditech's customer service (3
rep. in three seperate conversation) to request our money back to pay
other bills, starting on February 25, 05. It is now March 12, 05 and no
money had been refunded back to our account.
I'm sure ditech will charge us late payment had we been late in paying,
yet they dragged their feet paying us.
I wonder who is responsible for all the late payments from our other
bills that we incur? We are screwed either way, late payment if we did
not pay on time, insufficient fund penalty if we write checks without
fund in the account.

Ditech.com is a bait-n-switch company.
Great advertising, but poor service. They do not honor what they tell
you. All they want is your social security number and a $500
NON-REFUNDABLE fee. Their loan officers don't have a clue, don't return
phone calls, and promise the world!
If you don't understand APR, you better learn FAST before you deal with
their bait-n-switch rates.
Their rates are NOT better then everyone else. It comes loaded with fees
and points you do not want to pay.
If they are on all TV channels in all markets all day long, who do you
think ends up paying for all those expensive commercials. THE CUSTOMERS!
How do they get all the customers? They BAIT-N-SWITCH.
DO NOT USE DITECH.COM! I got a much better deal with my local lender,
who was honest, and experienced. In the end, I was able to recover the
$500 I wasted at Ditech.com within just a few months using a better
lender!

What should have been a speedy refi has
turned into a 5 month ordeal! Ditech.com, through inefficiency,
ineptitude, and unsurpassed poor communication has cost me thousands of
dollars. Consumers beware! Do not do business with ditech.com! They
spend all their money on advertising and hire amateurs to complete the
transaction. After they took my $500 rate-lock, the processing
department left the paperwork in limbo until the rate-lock expired. A
second rate lock is within a few days of expiring and still no loan
after months of faxing, phoning, and emailing.

In early October I Called Ditech.com to
have my home refinanced. They wanted $500 to lock my interest rate. I
put the charges on my Visa.
During the process I got a letter from my current mortgage company. It
said that because I had an FHA loan, there would be an interest charge
of almost $900 if the payment is not received on the first of November.
I contacted my Ditech agent and informed her of this. She told me there
shouldn't be a problem getting the loan done in time.
Well, on Oct 31 she called me and told me that there was an audit on my
loan and it would not be done on time. I will have to pay the interest
charge of almost $900. I was upset as you can imagine.
As you probably know, when you finance a house you get a month where you
have no payment. Paying this extra interest was going to take a lot of
that money. I had planned to use that money to pay off a bill. I decided
to make that months house payment and restart a new loan so I would have
the month off on my house payment. They said I would lose my $500 rate
lock. I complained but they wouldn't help me out. But still it was
cheaper to lose the $500 rate lock charge than the $900 in interest.
They wanted another $500 to lock the rate for the new loan. Again I put
it on my Visa.
I didn't hear anything from them for 2 weeks and became concerned. I
called Ditech.com and they assured me the loan would be done on time.
Another week went by and I didn't hear anything from Ditech.com. I
became really concerned. It was now November 24th. With the Thanks
Giving holiday coming I didn't see how this loan could possibly be done
in time. I called demanding to talk to a supervisor. I couldn't get a
hold of my loan agent or her supervisor. I had to leave a message in the
supervisors voice mail.
The next day I got a call from a new person that they had reassigned my
loan to. Evidently the loan just sat on some ones desk the whole month
and NOTHING had been done. The gentleman informed me they would try to
get the loan funded by the first week of December.
I can't believe they did it to me again. Two months in a row I am left
in the lurch with my loan not funded on time. I can't believe this large
supposedly reputable company could do this to me. And did it twice.
I looked into this company and found out they have an unsatisfactory
rating with the BBB and some similar complaints here. I decided I did
not want to do further business with them. I left messages with the
supervisor requesting my money back to no avail. I then complained
another rung up the ladder. I did finally get my $1000 back.
I decided to stick with my current mortgage company. I am currently
refinancing at 5.875 rather than the 5.5 Ditech.com was going to finance
me at. This will cost me considerably more over the life of the loan.
This ordeal left my life up in the air for close to three months. I
don't know exactly what is going on with Ditech.com (a GMAC company). I
am very unsatisfied with their service.

Watching the commercial on TV for
refinancing and how easy it would be if I called Ditech on May 13th
2003, I picked up the phone and talked with Joe, who was the loan
officer. He took all the information and said we were approved in less
than 5 minutes! We were so happy, and it was sooo easy!
OR SO WE THOUGHT! Next day I faxed $500 lock in fee for 5.5 % by credit
card. That is when our nightmares began. We received our package the day
after and I called Joe and asked him if it would be ok to withdraw an
additional $5000 out of our equity line before we sign the papers for
freezing it and would he adjust the loan amount? (my husband was sitting
right beside me and heard it all). He said that would be fine.
We sent back the papers, and waited, and waited. Three weeks later the
appraiser came out which was fine (everyone was swamped with all the re-fis
going on). Then we waited, and waited.
Finally, I e-mailed Bernie the processor to find out if the appraisal
came in since no one had bothered to update us yet. I e-mailed, faxed,
and left messages 5 times for a week before I got any response. The
appraisal finally came in 3 1/2 weeks. I was feeling better.
I asked Bernie specifically if our lock in expired, due to no fault of
ours, what would happen, and we were reassured repeatedly that Ditech is
giving extensions due to the volume of refis going on. Finally on July
8th we were going to closing! 5 days shy of our lock in expiring.
Attorney shows up, the payoff on the documents were all wrong and he
suggested we not close till they were corrected.
Called Bernie from the closing table 3 times. No answer, no return call.
E-mailed Bernie, nothing. A WEEK later after e-mailing, faxing and
calling, Bernie e-mails with an answer. We need to update the documents
for correct payoff. I asked him what this time frame is going to do to
our lock in. Once again he reassured us that it had been extended. I
explained that if it is not honored I would like to know right then for
I had a local loan officer I contacted ( documented phone calls to her,
time, date, reason) during the week of no calls from him. I TOLD him I
would just go with a local loan officer and get her to lock us in at
5.75 % if he couldn't honor our lock in ( and not worry about the $500).
He reassured me vehemently that yes, the lock in will be honored and we
will still close at the 5.5%.
Well, we got our NEW DOCUMENTS on July 30th, 2003 (with 5.5 rate on it)
and signed them and sent them back. On July 31st we received our e-mail
from Bernie with YOU'RE APPROVED! I asked when we can go to closing and
he said about a week.
Well a week went by. Then 2 weeks, and now I am getting nervous because
the rates are starting to move up fast and nothing from Bernie. I call
Ditech and ask for Bernie, but no Bernie works there anymore is what I
am told. Helllooo? What?? Pure panic!!
On August 18th 2003 I receive an e-mail from Tim. Please contact him
about our loan. Whew, was worried there for a minute. I call Tim and low
and behold, he goes on a tirade about how they cannot honor our loan
committment (5.5%) anymore because WE changed the loan amount. "Excuse
me?"
We were told it was all our fault that the loan commitment could not be
honored anymore. Helloo?? Now I am totally confused. I have the new
documents, e-mails and everything for approval and 2 weeks later they
tell me this? When I could have been locked in over 6 weeks earlier at
5.75% with another company but for the fact that we were REASSURED
numerous times that we would close?
It is August 25th 2003 and we just returned from the loan application
for refinancing and we ended up paying over $1400 in discount point to
buy down a loan rate of 6.5% and we ended up with a rate of 6.25 % I am
SO ANGRY!
We lost 4 months, thousands of dollars (costing over $45,000 in
additional interest) because they did not honor their committment and
were not HONEST enough to admit that up front when we could have gotten
a better rate if they were just HONEST when I asked instead of
reassuring us and making false promises they didn't keep!!
We were promised our $500.00 dollars back but e-mailing Tim twice, I
have had one response as to "who is this" question from him (you would
think he knew who it was from my e-mail address) and sent back who it
was but no response as of yet since HIS promise for refund.
And they call this business??

I applied for a refinance with Ditech.com
because they claim to be fast, had pre-approved me and I had used them
before and finished a loan in 2 weeks. I applied in late February and
today is May 6th!
The loan officer Selena Todero NEVER returned my calls. I would have to
call Joseph Leys the loan agent that started the process to then have
Selena call me. I called her one time and she basically "forgot" she was
working on a loan for me.
They would ask me for a "stip" I would provide it and not here from them
for weeks at a time. I have placed over 43 phone calls and 12 emails.
They are way too busy for the applications they have. This company has
been a joke. I received great customer service from them 2 years ago but
that has all changed.
I cannot get a supervisor to contact me and Selena will not give me the
name of hers. I tried their live chat and after 18 mins of being on hold
I was told a supervisor would call me. Scary! I have not heard from them
yet! They owe me $500 back for the deposit they took to lock in the
rate. They were quick to respond until they took my money and took me
out of the refi market.

When my husband and I were refinancing
our home loan, Ditechs agent Craig Campanero told us we needed to give
him a credit card number for a rate lock fee of $500. This $500 was
supposed to be refunded to us at the close of the loan.
When the loan closed we asked about the refund and they said no it was
put towards fees for the loan. We asked why we were not notified and
they said it was in the paperwork. All we found in the paperwork is were
it states, "the rate lock agreement of $500 will be refunded to you in
full upon the closing of the loan" When we asked them about this they
said it was but it was put towards unpaid fees. This is of course after
we put out $2,200 out of pocket also.
Everyone we contact says there is nothing they can do and when you leave
messages for supervisors no one ever calls back.
